Refurbishing a heritage building on the council's earthquake-prone register meant working around decades of hidden problems. The soil was contaminated, the basement waterproofing had failed, the as-built drawings were inaccurate, and a tight site among live neighbouring businesses left little room to work, all while the masonry façade had to be kept unaltered. RCP managed the project for Generator through it, holding change and risk tightly and working closely with Wellington City Council to keep the strengthening, the services overhaul and the fitout on track.
That discipline carried into the building's performance, which reached a 5 Star NABERSNZ rating and a 5 Star Green Star Design and As-Built rating through sustainable material choices, efficient lighting, better indoor air quality and closely monitored mechanical systems.
A piece of Wellington's built heritage kept in daily use rather than lost, now home to Generator and the small businesses working inside it.
