Auckland Council brought its northern teams out of scattered offices and into one green, A-grade campus in Albany, purpose-built to hold them under a single roof.

Auckland Council needed a single northern hub, somewhere to bring together teams and operations spread across Henderson, Orewa and Takapuna and to serve Auckland's growing north-west. For the developer, Asset Plus and Centuria, the answer had to be a long-term, high-quality investment anchored by a fifteen-year Council lease, not a speculative office block, and it had to meet high sustainability and wellbeing standards.

The result is a campus-style A-grade office in Albany, six levels of large, flexible floorplates around a central atrium and lightwell over basement parking, with a café, end-of-trip facilities and Te Aranga Māori design principles worked through the building and its laneway. Building it ran headlong into Covid, with lockdowns, cost escalation and overseas materials suddenly months away, on a large basement sitting in the groundwater table.

RCP was project manager and Engineer to the Contract, running the consultant team and main contractor from design through to completion and coordinating the base build with Auckland Council's integrated fit-out. As supply chains seized, RCP worked with the client and contractor to resequence the programme, fix pricing progressively, procure long-lead items early and source alternative and local materials, checking each option against the building's Green Star targets.

When sheet-pile availability threatened the programme, RCP supported the contractor's call to flip the basement construction sequence to keep the job moving, and Auckland Council's contractor was given early access to work in parallel so the integrated fit-out held its dates.

Completed in July 2023, 6-8 Munroe Lane gave Auckland Council its consolidated northern home and the North Shore a green A-grade office. The building is fully electric with no gas, holds a 5 Green Star Design and As Built rating, and diverted almost 80 percent of its construction waste from landfill.
