RCP managed the development from the earliest concept through to delivery. The site sits on the sandy ground of the Tauranga peninsula, with no rock to found on, so the towers had to be piled deep. A build this size also outstripped what the regional market could supply, so RCP brought the contractor in early during design and drew contractors and consultants from beyond the Bay of Plenty to resource it.
Much of it had to open before it was finished. RCP split the work into separable portions so the shops could trade while the apartments went up above, coordinating the contractors and the Council to keep the open, public areas safe as building carried on overhead.
RCP also ran the direct procurement of the parts the owner supplied itself, from the fit-out and furnishings to the pool and the landscaping, buying them in and folding them into the build rather than leaving them to the main contract.
