RCP was engaged by Todd Property in 2012 to help master-plan the centre, and the role grew into base build project management through design, compliance and construction. RCP also oversaw the design integration and delivery of the major tenants' fit-outs and coordinated the other retail and commercial tenancies.
No single contractor had the capacity to build a 60,000 square metre greenfield centre on its own, so it was built under two main contractors at once. That brought the demarcation of scope between them, the interfaces where their works met and multiple critical paths to manage, and it took more intensive project management oversight to hold one programme across two builders. Alongside the compliance and stakeholder demands of a large commercial centre, the build also ran through the COVID pandemic.
RCP also delivered the two large stormwater ponds that serve the town centre and its wider catchment, built as part of the neighbouring Barry Curtis Park. Working with Auckland Council's Healthy Waters and Parks and Reserves teams, RCP managed the design and construction and acted as Engineer to the Contract.
Ormiston Town Centre gave south-east Auckland a centre built like a town, streets and open space alongside the shops, and a platform for the housing, community and commercial growth around it.
